Maintenance of the communal areas (compulsory)
The maintenance of the building will provided by developing company ΠR2
Development Ltd. The annual maintenance fee is €800 Euros which will
cover the following:
• Regular maintenance of the gardens, alleys, parking lots and communal areas.
• Servicing and maintenance of the sauna and fitness/GYM.
• Maintenance, cleaning, electricity and water bills for all communal areas.
• Security for the villa complex.
• Giving/collecting keys for chalets.
• Ongoing repairs from normal usage.
Property Management
We can offer all property owners in Cassiopeia complex an efficient,
highly effective and reassuring Property Management and Letting
service. We
have professional management and maintenance services for the whole
complex and for all chalets. Alongside this is a regular rental income
and investment returns of 5% per annum.
Interior furnishings (optional)
All interior design and furnishing are to be provided by reputable and
leading Bulgarian furnishing companies. Furnishing packs start from €50
EUR per square meter and include everything necessary for luxury living
whether using or letting your chalet.
Letting Management (optional)
Marketing all CASSIOPEIA Chalets. Owners who want to rent their chalets
to skiers and tourists will be offered our letting services. The
professional tour-operators will source the reservations and advertise
the chalets. For letting of the chalets we charge 15% of the total
rental income. Regular monthly reports will be prepared and available
for the chalet owners who will be able to log into our reservation
system and to track the past, current and future reservations,
availability and occupation, income, expenses, etc.
General Management (optional)
Property management service is provided by ΠR2 Development Ltd.
The annual charge of €450 Euros per year covers all the following services:
• Management and maintenance of all relevant documentation.
• Organization of all maintenance required at the villa inclusive of
regular cleaning, change and laundry of linen, preparation of the villa
for rental, everyday cleaning when the apartment is occupied, etc.
• Organization and payment of all expenses relating to the property to
third-party suppliers: eg: bills for power and water suppliers, digital
TV, Internet subscription, cleaning and general maintenance of the
apartment including repairs and renovation as and when required etc.
• Organization and the payment of the annual property tax (funds must be supplied by the villa owner).
• Marketing the property to tour operators and travel agencies for rental business from their client base
• Reception desk services and dispatch, key services to incoming and outgoing tenants/visitors.
• Organization, bookkeeping and the storage and maintenance of all
records and incoming invoices, payment receipts and other documents
from third-party service providers, agents, local authorities and tax
administration bodies etc.
Reservation
Any Cassiopeia chalet can be reserved for 20 days with a non-refundable deposit of €1000 EUR or £660 GBP.
The
buyer is expected to sign a preliminary contract with the development
company and to pay the first installment within approx. 20 days after
reservation.
The payment of installments has been in place since October 2006.
It is not necessary to come to Bulgaria in order to reserve a chalet or sign the preliminary contract.
Payment Plan:
• 30% of the sales price - on signing the preliminary contract for sale (include Reservation deposit)
• 30% of the sales price - on completion of the second floor level and finishing of the roof
• 30% of the sales price - on full completion of the building and sign Act 15
• 10% of the sales price - on signing the notary deeds and transferring ownership
